My Bank told Me to Buy a Builders Risk Policy

I know you’re thinking, what is builders risk?

When you do a major home renovation or hire a contractor to build a home, you need a builders risk or course of construction policy to insure your home.

The standard homeowners policy doesn’t cover the enhanced risk of renovation. Don’t take a chance on losing everything, buy the proper insurance coverage.

I have heard horror stories from people who thought their contractors were insuring the home construction. The contractor just had a Business General Liability Policy covering General Liability or Products and Completed Operations liability. This isn’t the same as insuring the home. If you took out a construction loan, take charge, and purchase the insurance yourself.

Wow! California was hit with some big storms on 1/19/2010. I read in the newspaper about flooding in many areas. A homeowner in San Pedro, CA experienced 2 feet of water in his home.

Why does auto insurance cost so much?

A lot of people ask me why insurance costs so much.  Maybe they are a safe driver, or never file claims.
 
It’s amazing how much insurance carriers pay out in claims.  The auto accident I was involved in recently cost about 40K when you add up the medical bills for both parties, 2 vehicles that were a total loss, rental car reimbursement, (hey! it adds up fast), towing the vehicles, & paying body shops to inspect the vehicles.
 
This doesn’t even include  internal administrative costs, such as paying for adjusters. 
 
Insurance companies rates are overseen by the state Department of Insurance and they have to file for both rate increases and rate decreases.

Choosing a Business for a Home Repair

It’s a new year and you decided to remodel your kitchen, or replace your deck.  You’ve made some phone calls and are trying to decide who to hire for the job.

First- Do they have General Liability Insurance?
          What about Work Comp?
 
If their employee gets hurt on your premises and their employer didn’t provide work comp, they may try and file a claim against your  homeowners insurance.
 
What if they damaged your property when they installed your tile?  Broke a water pipe under the floor, or spilled grout on your carpet?
 
Their business liability insurance would pay for the damages to your property.
 
Always ask for proof of insurance when hiring a business to do a home repair.
